At the last open meeting on April 26, the Board reported that exterior painting is continuing on schedule, and they’ve received a quote regarding asphalt paving and crack filling. The treasurer’s report noted that the community is at the midpoint of the year and therefore the Finance Committee has been evaluating how the community stands in relation to the budget.
Trash removal is overbudget because the vendor significantly increased its fee. On the other hand, pool operations and the wastewater treatment plant is underbudget. The goal is a zero balance at the end of the year.
The level of volunteerism in the community is high, and that helps with expenses. Homeowners are doing some of the new planting around the pool. It looks great!
Snow removal bids have come in and they are 12-15% higher than previously. The rigorous RFP process for all upcoming contracts is starting. The Board will be meeting with the president of Greater Boston Properties to discuss their contract as well.
The goal is to have a preliminary budget in June, a second look in July, a presentation to the Board in August, and the final budget to the homeowners at the Annual Meeting in October.
The Landscape Committee is planting 107 shrubs, which will need initial watering by homeowners. The hydrant project is being completed. Some shutoff valves were below ground and now are at ground level. Street markings are being redone and golf cart crossings are being marked. Mailboxes are being repaired where necessary, and street-facing fences are being pressure-washed. The Board reminded homeowners to fill out work orders when a need arises.
A homeowner asked if rooftop solar panels can be installed. The answer was that Solar City will not put panels within 800 feet of a golf course, so it probably won’t happen at Brookside.
Another homeowner asked about substituting a playground or outdoor fitness area where the putting green is.
There was discussion regarding the status of the two newly built units and the six units that Northland plans to build. The Board has been working hard to negotiate a settlement with Northland and is aiming toward the goal of a resolution in the near future. The Board and Northland had two days of mediation in December and January, concluding with a non-binding memo of understanding to address remaining issues between the HOA and Northland.
