August Brookside Updates

The annual meeting of Unit Owners has been rescheduled for 10:00 AM Saturday October 26, 2024 at the Bridge View Grille. The Election Committee is still looking for Trustee candidates.

The pool will close on Sept. 22, 2024, and the pavilion will close on October 27, 2024. September is the best time to swim in the pool, in my opinion! The CAAS Committee members, weekend monitors, and Landscape Committee did an awesome job of making and keeping the pool area beautiful and safe.
Reminder regarding new gas grill rules, per Massachusetts Comprehensive State Fire Code (CMR 527 1.00).

July Brookside Updates

At its meeting on June 20, 2024, the Brookside Board of Trustees voted to increase the 2025 monthly COA Reserve Contribution to an average of $551 per unit per month, in order to fund various capital projects in the near and distant future.

On Saturday, June 22, Brooksiders turned out in force to dedicate the Pool Pavilion to Mike O’Malley, to honor his long and devoted service to the community.

His energy and commitment never wavered, over many years. He was an amazing and valued Brooksider, and it was lovely to see how many appreciated that.

Brookside has so much owner participation in running and maintaining the community, probably the biggest reason that everyone loves living here! There are 16 standing committees, going beyond the usual landscape and social activities, with over 57 homeowners volunteering their time and expertise. Very impressive!

August Updates:

  • Brookside Welcomes Bob Linney as the new Barkan Account Executive
  • Proposed Amendment to Transfer Responsibility for Front Porch Repairs to the Association Failed. There were 146 votes cast, with 98 votes in favor of the proposal; amounting to only 42.03% of the beneficial interest. The proposal failed to achieve the needed support from the community.
  • Vacancies exist on some important committees – the Wastewater Treatment Facility (WWTF), Upgrade Committee and the Vendor Selection and Evaluation Guidelines Committee. If you wish to serve on any of these, email Board Chairman Joe Mattingly at joseph_mattingly@ymail.com.
  • Election Committee has been Formed for 2023 Board of Trustees Election Cycle
  • Board of Trustees Open Hours are now Monthly – the Board will have open hours from 2:00 p.m. to 4:00 p.m. on the third Tuesday of each month.
  • Any requests for landscaping, irrigation, or other Brookside services should be submitted as a work order to the Barkan Yardi system.
  • The updated Capital Plan is expected to be ready to share with VBC residents in September 2023.

Brookside Happenings

Spring was busy around Brookside, with a pool opening work party; new residents’ gathering; “Cutting the Cord” tech talk; onsite recycling event in partnership with the Epilepsy Foundation; Father’s Day celebration at the pool; and the 17th annual golf season opener. Good times, good friends!

The Brookside Facebook page has 145 residents who visit and use it.
And some new activities:
  • Yoga on the Green, Thursdays at 8:00 AM and Saturdays at 8:30 AM.
  • Pilates on the Green, Wednesdays at 8:00 AM.
  • Bocce on the Green, Wednesdays at 4:00 PM.
Wonderful Water Aerobics returned, Monday through Friday, 9:00 AM.
Beautiful Brookside is abuzz with community activities!

June Community Updates

  • The Barkan Facility Manager is out on Family Medical Leave (possibly through beginning of August) – this has caused some challenges, so the Board has asked for patience while they have quite a few others stepping into this role and completing tasks as needed.
  • Community Forum is scheduled for June 26th. This is a great, informal opportunity to share ideas, concerns and more with the Board.
  • Brookside Road Drainage Problem – The Board is awaiting one additional bid before making a decision on who they will go with for this project to eliminate the existing flooding issues.
  • Keep in mind that any exterior changes to your unit or surrounding common areas require approval from the Architectural & Aesthetic Request for Change (AAREC) or Landscape Request for Exterior Change (LREC).
  • Brookside has decided to reinstitute the Election Committee and is seeking volunteers.
  • Owners will soon be voting on the responsibility of front porches – requesting it to move from owner to HOA.
  • Joe Deely and team have made some great improvements on the golf course – some areas will now be more native and they have even planted some fescue grass and wildflower seed in certain areas. How beautiful!
  • Big thank you to the Landscape Committee and volunteers who planted all the flowers and got the pool ready for the season.
